A significant redevelopment proposal that responds to the site by creating a landscaped public plaza on to Ballyfermot Road, which is the first in a sequence of spaces [pedestrian street, market square] which culminate in a centrally located landscaped green space.

Buildings are located radially off the park, creating enclosed streets and lanes. Height and mass are layered back from the edge of the site, allowing height in the centre, increasing the density and enclosure in a scheme that requires a minimum of 25% open space. Residential blocks are generally courtyard typologies, providing overlooked and protected common spaces, with ground floor units that are own door accessed, enlivening streets and façades. A new urban quarter in Ballyfermot that will provide living, recreation, retail and commercial spaces.

This large tract of institutional lands, located in the centre of Ballyfermot and backing on to the Chapelizod bypass, presented the opportunity to create a new urban quarter that could accommodate upwards of 900 residential units, with crèche, retail and community spaces, a school, playing pitches and amenity spaces.
